Who can invest through CrowdStreet?


In this article, we’ll cover the requirements to invest through the CrowdStreet Marketplace.

Commercial real estate investing is regulated, therefore there are requirements that you need to meet in order to invest through the CrowdStreet Marketplace. There are both individual and entity requirements, depending on what you use to invest. 

To invest as an individual and/or through a Joint Account, you must fulfill these requirements:

  • You must be a U.S. Citizen or a Resident Alien with valid green card.
  • Have a Social Security Number or a U.S. Government issued Tax ID Number (EIN).
  • Your primary residence must be in the U.S.
  • You must meet accreditation requirements and prove your accreditation status.
  • You must be able to provide a valid government- issued ID and identifiable information to complete applicable anti-money laundering (“AML”) and know your customer (“KYC”) checks.

To invest through an entity, the entity must fulfill these requirements:

  • It must meet accreditation requirements and prove its accreditation status.
  • It must be able to provide identifiable information to complete applicable anti-money laundering (“AML”), know your customer (“KYC”) and know your business (“KYB”) checks.
  • It must be taxed in the U.S. as a corporation or a partnership (but not be a disregarded entity).
  • It must have a U.S. address.
  • It must have a U.S. taxpayer ID.
  • Entity documentation must be provided.
  • There must be information on beneficial owners.

Note: Once these minimum requirements are met, accounts are subject to review and approval by CrowdStreet and offers are subject to sponsor approval.
